Home Loans & Finance for GPs

LMI waivers up to 100% LVR, premium rates and enhanced borrowing capacity for AHPRA-registered general practitioners.

General practitioners are the largest single group of AHPRA-registered doctors in Australia and most major lenders have built dedicated home loan programs around them. Whether you’re a GP registrar, salaried GP, partner in a clinic or running your own practice, you qualify for LMI waivers, premium rates, and enhanced borrowing capacity. What GPs qualify for

LMI waivers up to 100% LVR

Borrow up to 100% of property value without paying Lenders Mortgage Insurance — saving tens of thousands on a typical $1m purchase.

Higher borrowing capacity

Most lenders use enhanced income multiples for GPs, often allowing 6–7x your gross income instead of the standard 5–6x.

Premium interest rates

Medical-pro pricing tiers usually sit 0.1–0.3% below standard owner-occupier rates.

How we work for GPs

Four steps from intro to settlement

01

We map your income

Salary, billings, partnership distributions, locum work, and complex medical income structures — all clearly mapped for lenders.

02

We match you to lenders

That fully credit how GPs actually earn, with lending structures tailored to medical professionals and growing incomes.

03

We handle the application

Application, supporting docs, lender negotiation, valuations — we drive the process so you don’t lose weekends to admin, paperwork, and endless back-and-forth with lenders.

04

You sign and settle

We’ll be in contact for final steps, but outside of signing the contract, your time can be focussed on your patients.

Frequently Asked Questions

Do all surgical specialties get the same LMI treatment?

Generally yes. Most lenders treat all FRACS-registered surgeons (general, orthopaedic, plastic, cardiothoracic, neurosurgical, vascular, paediatric, etc.) under the same medical-pro program.

Up to $4–5m+ with select lenders, depending on income evidence and program. Some lenders cap medical-pro waivers at $2m; others go significantly higher. We know which is which.

Yes — with the right lender. Some lenders only credit PAYG salary; others use full tax-return income including trust and partnership distributions. We match you to the latter.

Most major banks’ ‘medical specialist’ divisions only offer their own lender’s product. We compare across the full panel — which almost always finds a better rate, larger loan, or more favourable structure than going direct.

This is core to what we do. Surgeons typically have the most complex income structures of any client segment, and we have established relationships with the senior medical lending teams at the major lenders — which materially affects how your file is assessed.
